Will the borrower be charged any fees if they authorize their credit information to be accessed?
How does TD Bank decide what is needed from the borrower to process the loan?
If the borrower has income that's not reported on their tax return, can it be considered?

Yes a minimal non-refundable credit report fee will be charged provided the application has been submitted.

The information provided on the application will allow TD Bank to determine what documenation is needed to process the loan. In addition to the typical documents – for instance, pay stub, bank statements, tax forms, etc. – the TD Bank Advisor will let the borrower know what is needed to process the application.

Generally, only income that is reported on the tax return can be considered when applying for a mortgage.  Unless, of course, the income is legally tax-free and isn't required to be reported.
