What to Expect

| Summary of Process |
- If the application is for a purchase and was not immediately approved online, a decision will be made within 24 hours. Please fax the purchase and sales agreement within 24 hours of submitting this application to 1-866-809-0845 to prevent delays in the loan approval.
- If the application is for a refinance transaction, decisions will generally be made within 72 hours, however, during peak volume, decisions may take up to two weeks.
- If your mortgage application was immediately approved online, please know that it still requires a full review by an Underwriter; these reviews are generally completed within 3 days. However, during high volume times, it may take up to 2 weeks for this review to be completed.
- A hello call from the loan processor will take place within 48 hours of the full review approval.
- The Important Mortgage Information package will be mailed within 3 business days of the application.
- All required documents listed on the conditional approval letter should be faxed to 1-866-809-0845.
- We will order an appraisal.
- We will contact an attorney to review title on the property and prepare for the closing.
- The closing agent will make contact a few days before closing.
- Your primary contact will be the loan processor identified on your conditional approval letter.

| Application to Decision |
|
We will ask you questions about your property and finances and the application will take less than 20 minutes to complete. As soon as you've finished the application, we'll review your request for approval. If your application is approved online, we will begin to process your request immediately.
- If the request is for a purchase and was not immediately approved online, we will review the application and contact you for any additional information required to make a decision about the loan within 24 hours. Please fax the purchase and sales agreement within 24 hours of submitting this application to 1-866-809-0845 to prevent delays in the loan approval.
- We will make a decision on refinancing transactions generally within 72 hours, however, during peak volume, decisions may take up to two weeks.

A loan processor will be assigned to your application and will provide answers to your questions, assistance with any requested item, and guidance along the way. Expect a call from the loan processor within 48 hours of your full review approval.

| Approval to Closing |
|
Your Important Mortgage Information package will be mailed within 3 business days from application and it will contain papers for you to sign as well as a list of items we'll need in order to verify the information you provided about your finances during the online application.
We'll also order the appraisal from a licensed appraiser who is familiar with home values in your area. If you are purchasing a home, the appraiser will need to contact the seller or the real estate broker to view the home. If you are refinancing, the appraiser will contact you directly to schedule an appointment to view your home.
In addition we will request an attorney to review title on your property and begin preparing for closing on the date you requested. During the processing of your loan it is critical to fax all required items on the conditional approval letter to 1-866-809-0845 with your account number noted. Upon receipt we will review each requested item and only contact you should we have any further questions.

| Closing Day |
|
Your closing will take place at the office of a title company or attorney in your area, who will act as our agent, or at another location that is convenient for you. Depending on your property and the state in which it is located, you may retain an attorney to represent you at closing. A few days prior to closing, our closing agent will contact you (or your attorney) to review all final closing information.
